Did you know your home might not be selling because of your light fixtures? And changing them could make all the difference between getting a pass or getting a bona fide offer to purchase?

It might sound too easy of a solution, but if your home has been on the market for a long period of time then you have to consider that it does look dated. Many things can create that dated appearance, such as colors of the paint, dcor, kitchen and bathroom fixtures, as well as countertop materials, appliances and naturally the light fixtures. Whereas some of these items are easily and inexpensively replaced, others will cost a lot of money. Replacing old light fixtures with modern ones will make a world of difference and is also one of the easiest and cheapest ways to bring your home up to date.

Now we will see how having the wrong light fixtures can be keeping your home from selling quickly. Also you will learn how that problem can be remedied in just a few hours.

In years past, there just wasn’t the wide variety of lighting and light fixtures available to choose from-not like there are today. So if you look around in your home, chances are you’ll find some of those plain round ceiling lights or the slightly concave square plate type fixtures with the bulbs tucked up underneath. Boring! And out of date. It seems like absolutely everyone has those same light fixtures in their home at sometime or another.

If you look in the bathroom, you’re likely to find a strip of light bulbs on a horizontal piece of wood just over the mirror or medicine cabinet and/or a brass looking sconce on either side of the mirror or medicine cabinet that has seen much better days.

The same goes for hall lighting. Standard is a boring overhead light that can barely light up the area. In the kitchen and dining room there is probably just the standard ceiling fan light fixture that is nothing more than a dust collector. It is easy to understand why this does not appeal to those wanting to buy a home.

If you look at your home’s style now-objectively-there’s a high probability the lighting and light fixtures don’t match your current or more modern dcor and you’ve just gotten so used to them, that you don’t even notice what they look like anymore. But buyers will!

It is a good idea to look through some home and garden magazines that have articles about homes that are similar in style to the one you are selling. You can then compare the fixtures pictured in the home featured in the magazine to the ones you actually have. You will most likely realize that the differences are obvious and that the old fixtures need to be replaced right away.

Visit your local home store or look online to see all the different styles of lighting and light fixtures available today. The choices are almost overwhelming! From beautiful pendant lights to monorail and track railing systems, wall sconces, and gorgeous chandeliers, you’ll find the perfect lighting solution that fits the style of your home-and enhances its potential. And when you invest in new light fixtures and take a day to install them (or hire a professional), your home buyers will look at your home “in a whole new light!
